How to use the HomeSelect simulator to determine how much benefit there is for your scenario.

How to use the simulator step by step.

Step One Getting Started

Get started by going to the GoHomeSelect page and then scroll down to the simulator at the bottom of the page,

Get Started Tab

  1. Select Start a New Simulation

Set-Up Tab

  1. Select Purchase as it will work for a purchase or a refinance.
  2. Select Primary Residence (Not in Texas for now)
  3. Select New AIO vs New Traditional
  4. Select 1 Month adjustable-most clients will until rates drop back to pre-covid levels.
  5. Enter the estimated value and the loan amount.
  6. Enter 30 yr fixed although you can choose other options. Then enter the interest rate you are comparing.
  7. Hit NEXT

Deposits Tab

  1. Enter how much your deposits are and then select weekly, biweekly, monthly, etc.
  2. Enter if you plan to make a one-time deposit (i.e.. if you plan to deposit the proceeds from selling a home.) Leave at $0 if not applicable.
  3. Enter the month number (0-360) when you expect to make an extra deposit. Otherwise leave at 0.
  4. Click NEXT

  1. Leave Set at Option 1
  2. Carries over from deposit entries.
  3. Calculated principal and interest payment based on Set Up entries.
  4. Estimate monthly Taxes and Insurances.  Can be changed
  5.  Estimated spending exclusive of your house. *Controlled from the #6 toggle on Percentage Leftover.
  6. Use up or down arrows to select % of funds leftover or dollar amount saved monthly.
  7. Click Calculate Results

  1. Years it will take to payoff vs a 30 yr.
  2. Total interest in both loans
  3. Number of payments required.
  4. Total payback
  5. Total saved!!!
  6. Click on Paydown Summary for more information.

  1. Payment Difference
  2. Amount of principal paid down each month.
  3. Percentage of principal paid down. 
  4. Interest paid as a percentage of principal.
  5. Comparison effective APR
  6. Click to go back to results page

  1. Change assumptions here (I.e. assume historical rate)
  2. Paydown Summary Page
  3. Graphs the paydown.
  4. Download the data.
  5. Save and then share the report.
  6. Experiment with investments once paid off and change assumptions.
  7. Very Useful table to see how fast the paydown occurs.
  8. Historical Data on this loan program.
  9. Download the report to your device.
  10. Start Over at the beginning.

How to access a previous HomeSelect simulator session

Getting Started Tab to access a previous simulator session.

  1. This is your reference number found in the same spot on all pages.  
  2. Select; Enter a Code
  3. Enter the code from a previous session to access it or you can start over.
